Isekai Guardians property upgrades: The property catalogue compares building materials, Gold cost, construction time, upkeep and upgrade limits. The upgrades available to you are a safe, a study, training facilities, a museum, a library and a kitchen, and each property supports them to a different depth.

Isekai Guardians property upgrades: buying one

Use the property catalogue before you buy anything, because it shows the four things that decide whether a home suits you: building materials, Gold cost, construction time, upkeep, and the upgrade limits that cap what you can add later.

Two rules to know before you commit:

  1. You can own one property at a time, so moving to a different type means selling your current home first.
  2. Wait for construction to finish before you use the facilities, so do not plan around a kitchen that is still being built.

Leave some Gold available after the purchase, because a more ambitious property brings larger commitments and the upkeep starts before you have used anything.

The upgrades and what each one does

  1. The safe — stores gold up to its capacity, so upgrade it before you deposit rather than after.
  2. The study — a place for learning, part of the property's progression.
  3. Training facilities — the residential counterpart to the Training Grounds.
  4. The museum — part of the collection side of the game.
  5. The library — another study-related upgrade.
  6. The kitchen — where you cook dishes and package trade goods.

Each property's limits determine how far these can develop, so read the benefit and cost of the next upgrade before you buy it. A property with a small safe cannot hold the savings of one with a large safe, no matter how good the rest of it is.

Upkeep and auto-pay

Watch your balance alongside the home's upkeep. With auto-pay enabled, outstanding upkeep is paid at the next daily settlement, which means an unaffordable home drains your Gold at a moment you did not choose.

That makes upkeep a number to plan for rather than a surprise, and it is the reason to keep a reserve outside the property.

The kitchen

The kitchen turns ingredients into dishes and trade goods, and it needs you to be at home in Astreus to use it. It is the upgrade that connects your property to the wider economy.

The artisan kitchen guide covers the recipes, the stoves and the packaging step.

The safe

A safe stores gold up to its capacity, and it is the home-side answer to the bank. Between the two, your savings can sit somewhere that a robber in the street cannot reach.

The trading guide covers the bank and the other places you can keep Gold.

Shared living with a partner

Married partners can arrange shared living, and it changes three things:

  • Partners may help with upgrades.
  • Safe withdrawal permission is controlled separately, so access to the shared gold is its own decision.
  • A shared kitchen also shares its stoves and storage.

That last point is the one with practical teeth: a shared kitchen halves your cooking capacity at the same moment as it adds a second pair of hands on the upgrades.
